Refurbishment from shell and core for five floors of a 1980’s building in Bloomsbury. Initial feasibility included review of access, circulation, core facilities, environmental enhancements, and options to add to the current nett lettable floor area.
BDG delivered a significantly enhanced building envelope within a specific cost model for the developer, Standard Life, to achieve the objective of attracting high quality tenants.
The building services, core and floor plates were designed to ensure flexibility and ease of cellularisation where required by future tenants with minimal impact on services infrastructure. The external envelope was upgraded to improve thermal efficiency sympathetic to the building style. Extension of lettable floor space at roof level was carefully developed to meet exacting conditions given the proximity of residential development and add green space as a benefit to all within a confined site setting.
